Bringing Britain's historic homes into a low-carbon future

They were designed to manage moisture through ventilation rather than trapping heat inside.

Floors, especially suspended timber floors, can be insulated from below with natural materials, reducing draughts without blocking airflow. 

Each measure should be tailored room by room, rather than applied wholesale to the entire house – especially if there are later additions in the form of extensions or conversions.

Windows: upgrade, don't always replace

Original sash windows are often blamed for poor energy performance but replacing them with modern uPVC is rarely the best solution—especially in conservation areas. Repairing and draught-proofing existing windows can significantly improve comfort while preserving historic character.

Options include:
• Brush seals and secondary glazing
• Slim-profile double glazing, where permitted – check with your local council
• Heavy curtains or shutters, which were historically used for thermal comfort 

These approaches can deliver meaningful efficiency gains without visual compromise.

Bringing the past into the future

Retrofitting historic homes isn’t about turning them into modern boxes and (shudder) removing character – it’s about enhancing comfort, reducing emissions (this is crucial), and extending their lifespan. Improving EPC ratings for landlords

For landlords, sensitive retrofitting of period properties can play a crucial role in improving Energy Performance Certificate (EPC) ratings. With minimum EPC requirements tightening under the Minimum Energy Efficiency Standards (MEES), many historic homes currently rated D, E, F or G will need targeted upgrades to remain legally lettable – properties will require an EPC rating of C or above from 1st October 2030. Measures such as improved loft and floor insulation, efficient heating systems, secondary glazing, and smart controls can all positively influence an EPC score without compromising heritage value. From an EPC methodology perspective, assessments for existing dwellings are based on RdSAP, which relies on assumed performance where original construction details are unknown. As a result, clearly evidenced upgrades – such as documented insulation thicknesses, heating controls, or upgraded glazing – can materially improve scores, while undocumented measures may be overlooked. For landlords, working with an energy consultant ensures improvements are correctly specified, recorded and recognised within the EPC, helping to secure compliance, future-proof assets, and enhance the long-term value of period rental properties.

A challenge: navigating, planning and heritage constraints

Many historic homes are listed or located in conservation areas, meaning changes may require listed building consent or planning permission. Local authorities and conservation officers generally support energy efficiency improvements, provided they are sensitive and reversible.
